This client needed some office space at home, away from his living space, and without adding to the house's footprint on the property. We advised him to build over the garage.
We are adding a new dormer. Other than that the new space fits under the existing roof. The top and bottom chords of the roof trusses are staying in place, but for required strength new floor joists and roof rafters are being added. The webbing of the roof trusses will be cut out.
He is getting 450 square feet of space above the existing garage.
The dormer looks great centered over the 16 foot garage door right below.
Access to the new space is from the stair case leading to the second floor. From the landing we are adding a new set of stairs directly into the new space. An alternate way in is through the Master Bedroom Suite.
